This Agreement is made between Virtual Dynamix Corp ("The Studio") and the individual or entity renting studio space ("the Customer"). It sets forth the terms and conditions under which studio space is provided.

1. Compliance and Conduct: The Customer agrees to adhere to all policies and regulations set forth in this Agreement and to conduct themselves in a professional and respectful manner at all times. This includes maintaining appropriate attire, controlling noise levels to avoid disruption, and ensuring all activities are in line with the professional environment of The Studio.

2. Prohibited Activities and Content: Strictly prohibited on the Premises are smoking, drug use, and the consumption of alcohol. Furthermore, the Customer shall not engage in or facilitate the production of R-rated, nudity, X-rated, or any other explicit content. Violation of these terms will result in immediate termination of the rental agreement and may incur legal consequences.

3. Cancellation Policy and Fees: Effective November 1 , 2023, all confirmed bookings are final and non-refundable. To reschedule or cancel a booking, the Customer must notify The Studio more than 48 hours in advance to receive full credit for future studio use, valid for one year from the original booking date. Cancellations or rescheduling within 48 hours of the booking will result in full charges being applied.

4. Rental Term and Use of Premises: The rental term is defined by the dates and times specified in the booking. The Customer is responsible for returning the Premises in its original condition at the end of the rental term, ensuring no alterations, additions, or removal of studio property have occurred.

5. Damage Responsibility and Deposit: The Customer is liable for any damage or loss to the Premises, facilities, and equipment, except for normal wear and tear. A damage deposit of $150 is required, along with a valid credit card for damages exceeding this amount. The deposit will be refunded post-rental, subject to inspection for damages.

6. Alterations and Decorations: No alterations, affixations, or decorations are permitted on the Premises without prior written consent from Virtual Dynamix Corp. Removal of furniture, fixtures, or decorations also requires approval.

7. Equipment Usage: Usage of large machines, mechanical businesses, cooking, or the use of prohibited materials requires prior written consent from The Studio. Any special electrical needs must be addressed by an approved electrician.

8. Animal Policy: Animals are not permitted on the Premises without prior approval from The Studio.

9. Extreme Weather Policy: In cases of severe weather conditions as identified by Environment Canada, The Studio may offer, at its discretion, the option to reschedule or issue a refund.

10. Studio's Rights and Regulations: Virtual Dynamix Corp reserves the right to introduce additional rules and regulations as necessary for the safety, care, and cleanliness of the Premises.

This Agreement constitutes the entire agreement between the parties with respect to the subject matter herein and supersedes all prior or contemporaneous agreements or understandings, whether written or oral.

Acknowledgment and Acceptance:
By booking and renting StudioX, the Customer acknowledges, understands, and agrees to the terms and conditions of this Agreement.
